Water, green space and room to breathe
Leidschendam offers space and waterside living a short distance from The Hague, with a mix of older and newer homes.
What you need to know here
Leidschendam borders The Hague but feels more spacious and green. Homes along the Vliet, the newer districts and the older housing from the sixties and seventies each form their own market.
Buyers here often choose deliberately for more space. These are the points we look at in Leidschendam.
The Vliet area
Living by the water is more attainable here than in the city.
Newer districts
The newer areas attract families moving out of The Hague.
Shopping and amenities
The Mall and local amenities make the municipality attractive to a broad group.
Energy upgrades
Many homes from the sixties and seventies need insulation work.

From the Vliet to the newer homes of Leidschenveen
Leidschendam has a wide spread of housing types. Along the Vliet and in the old village centre you find characterful properties, while De Heuvel and Prinsenhof consist mainly of post-war terraced houses and flats. On the edge lies the newer Leidschenveen, with homes from the nineties onwards.
That spread makes Leidschendam interesting for very different buyers: first-timers looking for an affordable flat, families who want a garden, and older buyers who want single-floor living close to amenities.
Sitting between The Hague, Zoetermeer and the A4 creates constant demand from commuters. Homes within walking distance of public transport draw viewers quickly.

In the post-war districts, energy performance is the main theme. Insulation, glazing and the label determine not only your comfort but also what buyers can borrow and at what rate. When selling, a label upgrade can pay for itself; we work that through with you in advance.
With the older properties along the Vliet we look at the foundations, the state of the window frames and roof, and whether the property sits in a protected townscape. That last point determines what may be changed on the outside.
If you are buying in Leidschenveen, the housing stock is relatively uniform. That is exactly when the difference lies in the details: which way the garden faces, how deep it is, and whether there is a dormer or an extension.
That differs a great deal per district. We base our advice on actual sale prices in your own street, not on the municipal average.
