A city where every district has its own build year
Zoetermeer grew from village to city in a few decades. You see it in the housing: every district has its own period, price and points of attention.
What you need to know here
In Zoetermeer, the year a district was built tells you a lot about a home: its layout, its state of maintenance and what it needs in terms of energy upgrades.
Together with good connections and the space you get for your money, that shapes the market. These are the points we take into account in Zoetermeer.
Build year decides everything
From the seventies to new build in Oosterheem. The year drives the price and the renovation cost.
Well connected
RandstadRail to The Hague and the A12 towards Utrecht keep demand steady.
Space for your money
For the same budget you often buy more square metres here than in The Hague.
Energy performance counts
In the older districts buyers look closely at insulation and the energy label.
Buying and selling in Zoetermeer
Whether you are buying or selling, you get someone who knows the street, not just the postcode.
Buying support
Searching, viewing, going through the paperwork and negotiating hard.
Selling support
Valuation, photography, listing on Funda and the negotiation.
Valuation
Validated to NWWI standards, for a mortgage or inheritance tax.
Styling
A well styled home sells faster and often for more.

Every district its own period
Zoetermeer was built up quickly as a designated growth town. As a result the housing stock is strikingly uniform per district: Meerzicht and Buytenwegh breathe the seventies, Rokkeveen and Seghwaert the eighties and nineties, and Oosterheem is largely post-2000.
That has a practical consequence. Homes in the same district closely resemble one another, so buyers compare sharply and sellers compete with the neighbours. Anyone who stands out on maintenance or finish notices it straight away in the level of interest.
In the older districts, energy upgrades have progressed unevenly. One block has been insulated and taken off gas, the next stands much as it was delivered. That difference is often not in the asking price, but it is very much in what you have to put in afterwards.

When selling we first look at what else is for sale in your own district. If that is four comparable homes, presentation and timing matter more than a euro more or less on the asking price.
When buying it starts with the build year. For homes from the seventies we look at foundations, the crawl space, window frames and whether insulation was ever added. For newer homes it is more about the state of the installations and about any ground lease or owners' association arrangements.
With flats we always request the association's paperwork before you bid. A healthy reserve and an up-to-date long-term maintenance plan save a lot of money and trouble later.
You generally get more space here for the same amount. Exactly how much differs per district and build year; we work that through with you in conversation.
Rokkeveen, Seghwaert and Oosterheem are the classic family districts with schools and green space within cycling distance. Meerzicht and Buytenwegh are often better priced, with a little more attention needed for maintenance.
